We were buying into a seller market and properties were going within the first week after listing and sometimes being presold. Ursula kept us informed of upcoming listing and we were able to get a property as soon as it was listed before it hit the multiple listing. The key to doing this was having an agent that knew your wants and knew the specifics of the properties. The also went the extra mile in the closing process setting up lawyers and accountants for us.
